Shellbrook Plantation is a compact neighborhood off Woodruff Road near SC 417, on the east side of Simpsonville, and it was built in two waves: a first phase around 2007, and a later phase that added Craftsman style homes by Meritage Homes into 2019 and 2020. The houses are big for their lots. Sales in the three years through September 2026 ran roughly 3,000 to 4,800 square feet on lots of about a fifth of an acre, nearly all two story, with brick and stone fronts and fiber cement siding on the sides and rear.
The later Meritage homes carry the builder's energy efficiency package, spray foam insulation and sealed attics among them, which shows up in utility bills. The earlier homes have more traditional layouts with formal dining rooms and larger bonus rooms upstairs.
Amenities and the HOA in Shellbrook Plantation
Residents share a community pool, a playground, and sidewalks along the streets, with lit streets and shared common areas maintained by the association. The HOA is mandatory, and annual dues over the same period ran about $550 to $620.
It is a neighborhood without a clubhouse or tennis courts, which keeps the dues low, and the pool is the gathering point in summer. The layout is a few connected streets rather than a large loop, so through traffic is minimal.
Getting around from Shellbrook Plantation
Woodruff Road runs straight from the entrance to the Five Forks shopping area in one direction and toward the Woodruff Road retail corridor and I-85 in the other, and SC 417 leads to I-385 at Fountain Inn. Downtown Simpsonville is about ten minutes, downtown Greenville about twenty five, and the Woodruff Road Costco and Target about fifteen.
Homes sold here in the last three years were assigned to Rudolph Gordon Elementary and Middle and Fountain Inn High, with a few earlier sales listing Hillcrest, which reflects how the district redrew lines as Fountain Inn High opened. Assignments are set by address; we confirm zoning on any specific home.

Between September 2023 and September 2026, 11 homes closed in Shellbrook Plantation through the MLS. Setting aside the outliers at each end, they sold from about $521,000 to $560,000. Nearly all were two story; single level homes came up only 1 time. Most had four or more bedrooms.
