Lost River is a Meritage Homes community on Simpsonville's south side, built between about 2014 and 2022, so the entire neighborhood is under fifteen years old. Sales in the three years through September 2026 ran roughly 2,100 to 4,300 square feet, about four in five two story and the rest single level, on lots of a fifth to a third of an acre. Exteriors are mostly fiber cement siding with stone or brick accents, and the styling splits evenly between Craftsman and traditional.

Meritage built these with its energy package, spray foam insulation and tight envelopes, and the newer plans have the open kitchen and living layouts buyers ask for. A handful of homes on the sloped lots have finished basements.

Amenities and the HOA in Lost River

The amenities are a pool, tennis courts, a playground, walking trails, and a clubhouse pavilion with an outdoor fireplace, with sidewalks and street lights throughout. The homeowners association is mandatory; annual dues over the same period ran about $560 to $700.

The walking trails and the pavilion give it more shared space than most neighborhoods of its age, and the tennis courts are a genuine rarity in a 2010s subdivision.

Getting around from Lost River

Fairview Road's shopping and restaurants are a few minutes away, and I-385 at Fairview Road puts downtown Greenville at roughly twenty five minutes and GSP airport at about thirty. Downtown Simpsonville and Heritage Park are close.

Homes sold here in the last three years were assigned to Ellen Woodside Elementary and Woodmont Middle and High. Assignments are set by address, and we confirm zoning on any specific home before you rely on it.

What has sold in Lost River lately

Between September 2023 and September 2026, 54 homes closed in Lost River through the MLS. Setting aside the outliers at each end, they sold from about $405,000 to $630,000. Nearly all were two story; single level homes came up only 10 times. Most had four or more bedrooms.
