Heritage Creek is a south Simpsonville neighborhood built in one push between 2006 and 2009, sitting between downtown Simpsonville and Fountain Inn. Every home that sold in the three years through September 2026 was a two story plan, running roughly 2,000 to 3,200 square feet on lots of a sixth to a third of an acre, with brick fronts over vinyl siding and a few with stone accents. Crawl space construction throughout; no basements.
Because the whole neighborhood went up in three years, the streetscape is consistent and the homes are now at the age where first kitchens and roofs are being replaced, which is worth checking on any specific house.
Amenities and the HOA in Heritage Creek
Residents share a community pool, a clubhouse, a playground, and walking paths, with sidewalks throughout and lit streets. The homeowners association is mandatory, and annual dues over the same period ran about $400 to $475.
It is a quieter neighborhood than the larger south side subdivisions, with a couple of connected streets rather than a network of loops.
Getting around from Heritage Creek
Heritage Park, Simpsonville's large city park with the CCNB Amphitheatre, ballfields, a playground, a dog park, and walking trails, is a short hop away, and downtown Simpsonville's Main Street, with its clock tower, restaurants, and the seasonal farmers market, is about five minutes. Fairview Road's grocery stores and big box shopping are about the same distance. I-385 is close, which puts downtown Greenville at roughly twenty five minutes and Fountain Inn's Main Street at about the same distance in the other direction.
Homes sold here in the last three years were assigned to Bryson Elementary and Middle and Hillcrest High. Assignments are set by address, and we confirm zoning on any specific home.

Between September 2023 and September 2026, 17 homes closed in Heritage Creek through the MLS. Setting aside the outliers at each end, they sold from about $325,000 to $440,000. Every one was two story. Most had four or more bedrooms.
