How much does it cost to use a buyer's agent in South Carolina?

In most Upstate transactions the buyer's agent commission is negotiated as part of the deal, and in many cases sellers offer compensation to the buyer's side — meaning our representation often costs you little or nothing out of pocket. We explain exactly how compensation works, in writing, before you ever tour a home with us.

How long does it take to buy a house in Greenville?

From accepted offer to closing typically runs 30–45 days with financing, or as little as two weeks for cash. The search phase varies — some clients find their home in a weekend, others take months. Well-priced homes in hot pockets like Five Forks or Travelers Rest can go under contract in days, so being pre-approved and ready matters.

Do I need 20% down to buy in South Carolina?

No. Conventional loans start at 3–5% down, FHA at 3.5%, and VA and USDA loans (which cover a surprising amount of the Upstate, including parts of Fountain Inn and Easley) can be 0% down. SC Housing also offers down-payment assistance for eligible buyers. A good local lender will map every option — we can introduce you to several.

Should I buy new construction or resale in the Greenville area?

Both can be right. New construction (big in Fountain Inn, Greer, and Simpsonville) offers warranties and modern layouts — but watch for lot premiums, upgrade pricing, and future phases affecting resale. Resale homes offer established trees, larger lots, and proven neighborhoods. Important: the builder's on-site agent represents the builder — bring us as your representation at no cost to you.
