Asheton Lakes is a community of 88 homesites on Woodruff Road just past Highway 14, laid out around three stocked lakes with walking trails between them. The homes were custom built between 2001 and 2018, so no two are alike, and the exteriors are nearly all brick. Sales in the three years through September 2026 ran roughly 2,400 to 4,200 square feet, mostly two story, on lots that vary widely, from a small lakeside parcel to more than half an acre.
Craftsman and traditional styles share the streets, and the lake lots carry water views that few Five Forks neighborhoods can offer. A small section carries lawn maintenance in its dues for lower upkeep living.
Amenities and the HOA in Asheton Lakes
The three lakes are the amenity, stocked for fishing and threaded with walking and recreational paths, and residents also share a pool and clubhouse. Streets are lit and mostly sidewalk lined. The homeowners association is mandatory, and dues vary by section, from roughly $230 to $720 a year in recent sales depending on whether lawn maintenance is included.
With fewer than ninety homes, turnover is low, and lakefront lots rarely come to market.
Getting around from Asheton Lakes
The entrance is on Woodruff Road, so the corridor's restaurants, groceries, and big box shopping start within a minute or two, and Highway 14 leads north to Pelham Road and GSP airport in about fifteen minutes. I-85 at Woodruff Road is about ten minutes, and downtown Greenville roughly twenty.
Homes sold here in the last three years were assigned to Oakview Elementary, Beck Middle, and J. L. Mann High. Assignments are set by address, and we confirm zoning on any specific home.

Between September 2023 and September 2026, 17 homes closed in Asheton Lakes through the MLS. Setting aside the outliers at each end, they sold from about $385,000 to $742,000. Nearly all were two story; single level homes came up only 2 times. Most had four or more bedrooms.
