The homes in GreyStone
GreyStone is a cottage community of Craftsman style patio homes on Greer's Eastside, between Highway 14 and The Parkway near Pelham Road, built between 2012 and 2017. It is designed for lower upkeep living: sales in the three years through September 2026 ran roughly 1,400 to 2,500 square feet, three quarters single level, on lots of about six hundredths of an acre, with stone and vinyl exteriors and no basements.
The plans are compact and mostly one story, with the open living areas and primary suites on the main floor that buyers downsizing from larger Eastside homes look for. A few two story plans add a bonus room or extra bedrooms upstairs.
Amenities and the HOA in GreyStone
The homeowners association maintains the lawns and landscaping, which is the neighborhood's defining feature, and walking paths connect a series of pocket parks and a gazebo overlooking a koi pond. Sidewalks and street lights run throughout. Dues are billed monthly, about $210 to $235 over the same period, and cover the lawn care.
There is no pool or clubhouse; the trade is a neighborhood where the yard work is done for you.
Getting around from GreyStone
Pelham Road's restaurants, grocery stores, and the Patewood medical campus are a few minutes away, GSP airport is about ten minutes by Highway 14, and I-85 is close, with downtown Greenville roughly twenty minutes.
Homes sold here in the last three years were assigned to Woodland Elementary and Riverside Middle and High. Assignments are set by address, and we confirm zoning on any specific home.
What has sold in GreyStone lately
Between September 2023 and September 2026, 17 homes closed in GreyStone through the MLS. Setting aside the outliers at each end, they sold from about $350,000 to $495,000. Roughly 76 percent were single level homes and the rest two story. Many had four or more bedrooms. Those are the sales we pull comparables from, so ask us for the current picture before relying on any range; a renovated home and an original one on the same street can sit far apart.
What to check before buying in GreyStone
In a maintained community the covenants govern more than usual. We read what the monthly dues cover and what they do not, whether irrigation is included, which exterior changes need approval, how guest parking works on the narrow streets, and whether the association carries a healthy reserve for the shared grounds and the pond. The homes are young enough that major systems are rarely the question; the association's finances are.
