Franklin Pointe is a single family neighborhood off Snow Road near Highway 101, on the Spartanburg County side of Greer, built almost entirely between 2016 and 2018. Sales in the three years through September 2026 ran roughly 1,900 to 3,000 square feet, a fairly even split between single level ranch plans and two story homes, on lots of a sixth to three tenths of an acre. Vinyl siding with stone or brick accents is the standard exterior, and the styling is Craftsman and traditional in equal measure.
It is a newer, mid size home neighborhood with no basements, and because it was built in one push the streetscape is uniform and the homes are all at the same point in their life.
Amenities and the HOA in Franklin Pointe
Residents share a community pool and a stocked fishing pond, with sidewalks and street lights through the neighborhood. The homeowners association is mandatory, and annual dues over the same period ran about $475 to $540.
The pond is the unusual amenity for a neighborhood of this size and age, and it is the reason for the common area frontage on several streets.
Getting around from Franklin Pointe
The location is about employers. GSP airport, the BMW plant, and the Inland Port are all a short drive by Highway 101, and I-85 is close, which puts Greenville's east side at about twenty minutes and downtown Spartanburg at about twenty five. Downtown Greer's Trade Street is roughly ten minutes.
Homes sold here in the last three years were assigned to Abner Creek Elementary, Florence Chapel Middle, and James F. Byrnes High in Spartanburg County School District Five. Assignments are set by address, and we confirm zoning on any specific home.

Between September 2023 and September 2026, 34 homes closed in Franklin Pointe through the MLS. Setting aside the outliers at each end, they sold from about $310,000 to $450,000. Roughly 41 percent were single level homes and the rest two story. Many had four or more bedrooms.
