Spartanburg MLS

Lyman, South Carolina

A former mill town on the Middle Tyger, growing along the I-85 corridor.

Lyman began as a planned textile mill village on the Middle Tyger River, and that heritage still shapes its tidy older streets and small-town core. Today it sits in a steadily growing stretch of western Spartanburg County, with newer neighborhoods filling in around the original village.

Residents like the mix of small-town identity and corridor convenience — US-29 and I-85 are just minutes away, and nearby Lyman Lake offers a quiet spot for fishing and paddling. It's an easy fit for buyers who want a Middle Tyger community feel without giving up quick drives to Greer or Spartanburg.

Around Lyman

Before Pacific Mills arrived, this was Groce's Stop, a name that survives on Groce Road. In 1923 the Boston-based company announced what was then the largest single investment in Spartanburg County history, building the Lyman Printing and Finishing Mill along with a model village of about 375 houses, a community center, and a school, and renaming the town for company president Arthur T. Lyman. At its peak the plant employed roughly 3,600 people.

The town marked its centennial in 2024, and the century shows in layers. The original village houses — modest, closely spaced, built with front porches — cluster near the old mill site, while newer subdivisions fill in along Groce Road and the SC-292 corridor toward Inman. For home shoppers that means a real choice between a walkable historic core and brand-new streets, often less than a mile apart.
