How to choose a real estate agent in Greenville

Most people find an agent through a recommendation, a sign in a yard, or a name that comes up first. The agent you choose will guide the largest purchase or sale most families ever make, so a few questions up front are time well spent. Here are six checks worth making with any agent, and under each, how we answer it ourselves.

  1. 1. Check the license

    Every agent practicing in South Carolina must hold a license from the South Carolina Department of Labor, Licensing and Regulation, and the state publishes a free licensee lookup. Search the agent's name. You want to see an active license and the brokerage it is held under.

  2. 2. Know which brokerage stands behind the team

    In South Carolina an agent works under a licensed brokerage, and a team advertises under that brokerage's name. The brokerage supervises the agent and answers for how the transaction is handled. Knowing the brokerage tells you who stands behind your agent.

  3. 3. Look at their recent sales, and where

    Recent sales in the part of the Upstate you care about show how well an agent knows it. A buyer moving to Five Forks and a buyer looking at a lake home are asking different questions. Ask an agent which homes they have helped clients buy or sell in the last year, and in which towns. An agent who works a place can talk about it without notes.

  4. 4. Read reviews for what the agent did

    The most helpful reviews describe what the agent did for the client: a house that sold after months on the market, a complicated closing kept on track, a move from another state made simpler. Look for that kind of detail.

  5. 5. Find out who you will work with day to day

    Ask who will show you homes, who will write the offer, and who you can call with a question on a Saturday. On a team, the best answer is a single name.

  6. 6. Understand the buyer agreement before you tour

    Since August 2024, agents in multiple listing services across the country must have a written agreement with a buyer before touring homes with them. The agreement sets out what the agent will do, for how long, and how they will be paid. Read it before you sign it, and ask about anything you do not understand. A good agent will be glad you asked.

    How we answer it. Your agent goes through the agreement with you line by line before you see a single house, or gives you the short version if that is what you would rather have, and answers questions about compensation plainly.

  3. How do you prefer to communicate, and how quickly do you usually reply?
  4. What would your plan be for my purchase or sale?
