Is this an automated home value estimate?

No — and that is deliberate. We don't publish an algorithm's guess about your house, because in the Upstate those estimates routinely miss by 5–10%: our neighborhoods change block by block, and no model has walked through your kitchen. What you get instead is the real market around your address — the homes that actually closed nearby, what they sold for per square foot, how long they took, and which way the trend is running. When you want a number for your specific home, one of our agents prepares it by hand from those same comps plus your home's condition and updates.

What exactly arrives each month?

One email. It leads with what sold near you over the last 90 days — the count, the median sale price, the median price per square foot, and the average days on market — followed by the most recent individual sales with their addresses and closing prices. It also shows how many homes are actively for sale in your area, which is who you would be competing with, and a year-over-year trend line based on resale price per square foot. Every number carries its sample size, so you can see how much weight it deserves.

Where does the data come from?

The Greater Greenville MLS — the same closed-sale records agents use to price homes, pulled directly rather than scraped from a portal. We count single-family sales only, and we discard obvious data errors (misfiled leases and land records show up as $1,700 "sales" and would wreck a small-neighborhood median). If too few homes sold in your exact subdivision to support an honest median, we widen to your ZIP code or city and the email tells you that is what happened.

Will this put me on a call list?

You get the monthly email, and your agent's name and number are on it in case you want to talk. That's the arrangement. There is a one-click unsubscribe link on every report, it works without signing in to anything, and using it stops that report for good.

I am not selling. Is it still worth signing up?

That is most of who this is for. Your home is probably the largest thing you own, and knowing what it is doing costs you nothing to watch. The owners who sell well are usually the ones who had been paying attention for a year before they listed, not the ones who started researching the week they decided.

How is this different from a Zestimate or a Redfin estimate?

Those are single numbers produced by national models, updated constantly, with no local person behind them. This is the underlying evidence — the actual sales those models are trying to summarize — for the specific area around your home, plus a local agent who will tell you what it means for your house. If you want a single number, ask us for a valuation and we'll prepare one by hand.
