Architecture with a place on the street

The Bookends combines residences with about 6,200 square feet of retail and office space at street level. Johnston Design Group designed the project, Trehel Corporation built it, and Metromont supplied its precast concrete system. The exterior uses different brick finishes, window sizes and projecting balconies. Recesses at the base suggest stacked limestone, while changes in the facade break up the scale of the building.

That variety makes the individual unit worth a close look. On a tour, notice where the main rooms face, how daylight moves through the space and which windows you would open or shade during a normal day. Look at the outdoor space included with that home and bring dimensions for the furniture you want to keep. A familiar building can contain very different living spaces.

Picture a normal day downtown

Start your visit where you would arrive after work. Walk from the parking area to the entrance and on to the unit, paying attention to doors, elevators and places to set down groceries. Try the trip as a visitor would, too. Guest access, deliveries and moving arrangements are easy to overlook when the kitchen or view captures your attention.

Ask which parking space comes with the sale and whether it is owned, assigned or rented. Get the guest arrangements and any separate charges at the same time. Then spend a little time on the surrounding streets. Visit at the hours that matter to you, whether that is an early morning, a weekday evening or a weekend. Your own routine is the useful measure of convenience.

Put the monthly costs in one place

Compare the asking price alongside association dues, taxes, insurance and any separate parking or utility charges. Ask for the current budget, reserve information and assessment notices. The association documents should explain responsibility for windows, balconies, exterior surfaces and shared spaces. Bring unclear obligations to your closing attorney before deciding what a comfortable ownership budget looks like.

Your lender can review the condominium project for the financing you plan to use. Your insurance professional can explain how the association's policy fits with your own coverage. If pets, renting the home or making alterations are part of your plans, request those rules early. These questions are easier to resolve while you are comparing homes than after you have committed to a particular unit.

Make the tour useful

Keep a short note for each home: layout, daylight, storage, parking, recurring costs and anything still to confirm. Photograph details you want to compare later, with permission during the showing. Ask about the age and condition of systems serving the unit, and discuss an inspection that fits the property. A second visit can help when sound, access or the outlook could affect your decision.
