Many Charlotte households first see Greenville on a wedding weekend, a work trip or a day at the lake, and drive home wondering whether they could live here. The two cities are close enough that Greenville never feels far away, and different enough that the move changes daily life. If you are weighing it, here is what actually matters.
The drive is shorter than most people guess
Charlotte is roughly 100 miles northeast of Greenville by road, and close to 90 of those miles are I-85. Moving trucks, visits back to family and the trip to collect something you left at the old house all fit comfortably in a day.
It also explains where many Charlotte buyers start looking: the Greenville side of the I-85 corridor, the first part of the Upstate they pass through on the way in.
Greer and Taylors, on the Charlotte side of Greenville
Greer sits on I-85 between Greenville and Spartanburg. GSP International Airport and BMW’s Plant Spartanburg, the BMW Group’s largest plant in the world by output, both have Greer addresses. From central and south Greer the airport is about 15 minutes away; from the north end, closer to 25.
In September 2026, single family homes in Greer sold at a median price of $418,500, or $194 per square foot, and spent an average of 51 days on the market. With 333 houses for sale on October 2, that is about 3.9 months of supply. Over the three months through September, the median price per square foot of Greer resale homes was up 5.8% from the same months a year earlier, the strongest gain of the three areas in this guide. About six months of supply marks a balanced market, so Greer still leans toward sellers, but it moves at a pace that leaves time to compare homes and negotiate.
Taylors is an unincorporated community between Greenville and Greer along Wade Hampton Boulevard (U.S. 29), a few miles north of I-85. It had the lowest median of the three in September, $356,250, or $186 per square foot, and the fastest pace, an average of 36 days on the market, with 3.7 months of supply. It is also where the numbers changed most this fall. Resale price per square foot over the three months through September was down 1.5% from a year earlier, after gains of 7.0% in our July report and 5.8% in August. One reading is not a trend, but it does mean a buyer comparing Taylors should judge each home against its own recent comparable sales rather than the summer’s momentum.
If walkability and a denser restaurant scene matter more to you than a quick interstate exit, look at Greenville itself. Homes with a Greenville address, which covers far more than downtown, sold at a median of $410,000 in September, or $208 per square foot, the highest per square foot of the three. They averaged 43 days on the market, with 3.9 months of supply, and resale price per square foot over the three months through September was up 2.3% from a year earlier.
These figures all cover single family homes sold in September 2026 and the houses for sale on October 2, measured the same way, so they compare fairly. Our September market update has all nine areas we track.
Based on information from the Multiple Listing Service of Greenville, South Carolina, Inc., for single family homes sold in September 2026; houses for sale were counted October 2, 2026.
The property tax question every Charlotte buyer asks
North Carolina taxes a home on its full appraised value. South Carolina works differently, and it is usually the first surprise in a relocation conversation. Once the county approves a home as your legal residence, it is assessed at 4% of its value instead of the 6% used for second homes and rentals, and it is exempt from the millage that funds school operations. The 4% is an assessment ratio, not a tax rate.
Your actual bill depends on the assessed value, that ratio and the local millage. South Carolina sets that value at each county’s periodic reassessment and caps increases at 15% over a five year cycle, but a sale lets the county reset the home to its current market value. The 4% rate requires an application; it does not carry over from the seller. Pull the parcel record and current bill for any home you are serious about, and start with Greenville County’s Real Property FAQ. Our Greenville cost of living guide walks through the rest of the monthly math, including insurance, utilities and HOA dues.
What you trade, and what you keep
Greenville is smaller than Charlotte, and that is part of the appeal. Downtown is built around Falls Park and the Swamp Rabbit Trail. Paris Mountain State Park is about 15 minutes from downtown, and Table Rock and Caesars Head State Parks are each about an hour away, close enough for a Saturday. Lake Keowee and Lake Hartwell are each about an hour from downtown as well. The weather, on the other hand, will feel familiar: NOAA’s long term averages put Greenville’s winter temperatures and snowfall within a fraction of Charlotte’s.
Because Charlotte stays close, you are not cutting ties. Family, favorite restaurants and a Panthers or Hornets game remain a day trip rather than a flight, which makes this a different kind of move than relocating somewhere truly remote.
Jobs along the same corridor
If the move is for work, much of the Upstate’s employment sits near the same I-85 line. BMW’s plant near Greer is the most visible example, and the airport and the logistics businesses around it add more. You do not need to live in Greer to work there. Commutes from Taylors or Greenville are reasonable by Charlotte standards, but test the drive from any address you are considering at the hours you would actually make it.
Running the search from Charlotte
Buying from Charlotte is simpler than a move across the country, because visiting in person is realistic. A sequence that works:
- Get preapproved before you tour, so you compare homes against a budget that will hold up.
- Shortlist two or three areas instead of the whole metro. Greer, Taylors and Greenville answer different priorities, so be honest about which one matches how you live.
- Plan one weekend around touring that shortlist rather than several scattered day trips.
- Keep the inspection, appraisal and closing in mind early. Being able to drive down for an inspection or the final walkthrough is a real advantage over buyers moving from farther away.
