Here’s the honest local answer, based on years of helping families land here.
1. Five Forks — the default for a reason
If your priorities are schools, neighborhood amenities, and convenience, Five Forks is where the search usually ends. Kilgore Farms and Asheton Lakes are perennial favorites. Trade-off: you’ll pay a premium of roughly 10–20% over comparable homes elsewhere in the county.
2. Simpsonville — the whole package
Simpsonville pairs a real downtown with deep neighborhood inventory across price bands. The Rudolph Gordon feed and Heritage Park access keep demand strong. Trade-off: Fairview Road traffic at 5pm.
3. Greer — two districts, big value
Greer gives you a choice of Greenville County or Spartanburg District Five schools, a genuinely great downtown, and prices below the Eastside. Trade-off: parts of Greer are further from downtown Greenville than you might like.
Honorable mentions that make the shortlist for plenty of families: Taylors for Eastside value with Paris Mountain at the back door, Mauldin for sheer 15-minutes-to-everything convenience, Travelers Rest for the Swamp Rabbit Trail lifestyle, and Fountain Inn for the best new-construction value on the I-385 corridor.
